Commentary
What happened.
September remained relatively subdued for sales volumes across the Devonport Peninsula, with 19 recorded sales for the month. The broader trend continues to show fewer properties changing hands than during the previous 12 month period, with total sales volumes down 18.1%.
Pricing, however, has been considerably more resilient. The average sale price across the latest 12 months was approximately $1.721 million, broadly unchanged from the prior period, while the 12 month moving average remains around $1.755 million.
The underlying picture remains quite different from suburb to suburb. Narrow Neck has seen materially stronger sales volumes over the latest 12 months, while Belmont and Bayswater have recorded lower transaction volumes but higher average prices compared with the previous period. Devonport has remained comparatively stable on price despite reduced turnover.
From what I am seeing on the ground, buyers remain active but selective. Well presented homes with realistic pricing are still attracting competition, while properties that are harder to compare or require more work are generally taking longer for buyers to commit to.
As we move further into spring, presentation, pricing and the way a property is positioned against competing stock will continue to matter.

Devonport remains the deepest market on the Peninsula by some margin, with 91 sales over the latest 12 months. Turnover is down against the prior period, but pricing has held almost exactly level, which is the clearer signal. Standalone houses in particular lifted, averaging around $2.14 million.

Belmont recorded the sharpest fall in volume of any Peninsula suburb, yet the average sale price rose 6.8%. Fewer homes traded, and the ones that did skewed toward the better presented end of the market.

Bayswater produced the strongest price movement on the Peninsula, up 22.5% on the prior 12 months. Volume fell, so the lift reflects what sold as much as the market itself, with houses averaging close to $1.59 million.

Narrow Neck was the one suburb to grow, with sales up 40.7% on the prior period. The average price eased, which follows from a higher share of apartments and smaller homes in the mix rather than from any softening in comparable stock.
Stanley Point property market

- $1,651,733 23.3% down
Stanley Point is a small market where a handful of sales moves the averages, so read the 23.3% price fall with that in mind. Volume was essentially flat. The mix simply included fewer of the large freehold homes that lifted the prior period.
